As we settle into the new year, we’re taking a moment to reflect on a busy and meaningful 2025 and to say thank you for being part of it. Last year brought wonderful clients, new listings, smooth closings, and a market that continued to evolve in interesting ways. January has already given us a strong start, with fresh listings coming on, homes going under contract, and early stats that hint at what’s ahead as we move toward spring. We’re grateful for the trust, referrals, and support that make this work so rewarding, and we’re excited to see what 2026 has in store.

January gives us a helpful reset after the pace of December, and the Cincinnati market is settling into a very familiar early-year rhythm. Inventory dipped slightly to 2,235 homes, down just over 3% from December, which tells us buyers are still absorbing what’s available. At the same time, inventory remains up a notable 30% from January of last year, offering more choice than we’ve seen in quite some time.

Prices softened modestly month over month, with the median sold price landing at $300,000, down 2.27% from December. Even with that seasonal pullback, values remain strong, sitting more than 9% higher than January 2025, reinforcing the longer-term stability of the market. Homes took a bit more time to sell, with a median of 16 days on market. That’s a meaningful improvement from December’s holiday slowdown, though still slightly higher than this time last year, which feels appropriate given the increased inventory and more measured buyer behavior.

Sales volume reflected the season as well, with 711 homes closing in January. While that’s down from December and slightly below last January, it’s very typical for this point in the year and often a precursor to activity building as we head toward spring.

Taken together, January shows a market that remains healthy, balanced, and resilient. Buyers are gaining options and breathing room, sellers continue to benefit from strong year-over-year values, and both sides are moving thoughtfully. As always, how this plays out for you depends on timing, goals, and strategy and that’s where good planning makes all the difference.
